Birling External Mastic
External mastic for Birling and the surrounding area: the right sealant, proper preparation and a neat finish. Ask us for a quick quote.
- Sealant that has lost its bond to the brick or render
- Failed sealant between panels on a façade
- Moss and dirt in joints with no sealant left
Should I try it myself first?
Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.
If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.
About our external mastic in Birling
We are ARBOMaster approved applicators, and each external joint gets a sealant suited to it. Porous or awkward surfaces are primed where the sealant needs it, and we do not skip that step. If you have movement joints with cracked, split or missing sealant and leaking joints around cladding and façade panels, we can put it right.
In a village or hamlet like Birling, older cottages and farm buildings often stand in the open, where walls and rooflines take the weather head on. Gutter joints and wall joints there need a sealant that can flex and stay put.

What external mastic looks like in Birling
Compared with the north and west, the South East gets less rain, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day. Historic houses like Starkey Castle (about 3.9 miles north-east) are a reminder that the area around Birling has older buildings as well as new. In older buildings, older walls and rooflines need a sealant that moves with them and suits the material.
If you live in an older home near Church of All Saints, an extension built onto an older house moves differently, and the joint between them takes the strain. Schools such as Ryarsh Primary School are buildings too, and larger buildings have long runs of movement joint that eventually need resealing. If you let a flat or house near West Malling station, split movement joints are easy to miss on a rental until damp shows inside.

How to look after the new joints
How long the joints last depends on use and care. We suggest:
- Point out the joints to other trades
- Keep soil, plants and ivy away from the joints
- Keep movement joints as flexible joints, not mortar
- Check external joints each spring
Make sure anyone working on the wall later knows where the movement joints are. They must stay as flexible joints, never rendered or pointed over.
Water getting behind cladding or render can go unnoticed for a long time. By the time there’s a damp patch, the damage can be well established so early resealing is worth it.
Birling: your questions answered
I let a flat near West Malling station. Can you help?
Yes, landlords and agents are among the people we work for. Just ring 0345 464 0079 or drop us an email with the address and what needs doing, and we’ll give you a clear quote.
Will you come out to Birling?
Yes, Birling is covered. Our work covers London and the South East, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.
Are you ARBOMaster approved?
Yes. We’re approved under the ARBOMaster scheme, which is run for the Arbo sealant brand.
Can I do it myself?
You can, for simple jobs. Preparation is everything: all the old sealant out, and a clean, dry joint. If it does not work out, we can redo it.
Do I have to be there?
That depends on where the joints are. Inside work needs someone to give us access, while outside work can sometimes be arranged differently.
Will you leave a mess?
Not at all. The area is protected while we work and cleaned up afterwards.
What colours does the sealant come in?
The aim is a neat, even joint in a colour that suits the wall. Colour is agreed with you before we begin, matched as closely as the range allows.
Do you guarantee your work?
Yes, for a year. If there’s a problem with our work in that time, tell us and we’ll put it right.
What the job involves on each surface
Render joints
Render is weaker at the surface than brick, so a sealant that stretches easily protects the edges. We prime where the product needs it.
Cladding and façade panels
Metal and composite panels move a lot with temperature, so the joint sealant has to cope with frequent movement. The sealant is chosen with that in mind.
Honest limits
Before you book, it’s worth knowing the limits too:
- Structural movement, which needs a surveyor or engineer
- Cracks in the bricks or render themselves, away from the joints
- Loose or hollow render, which needs re-rendering
Not sure which it is? You can ring 0345 464 0079 or drop us an email and we’ll tell you honestly before booking.
Joints and surfaces we work on
- Render & cladding joints
- Copings & trims
- Façade panels
- Joints between brick and frames
- Concrete & block
- Brickwork movement joints
How the visit works
A visit follows a simple pattern: we look at the joints together, mask and protect the surrounding surfaces, carry out the job and clear up. It normally takes anything from a few hours to several days, depending on the building. Somewhere as small as Birling, access is often the only tricky part. If the job is outside, mention outbuildings, exposed walls and how to reach them.
- Each joint is checked and the colour of the new sealant agreed.
- Failed sealant is removed back to clean, sound faces.
- Backing rod goes in so the sealant can stretch between the two faces.
- We prime the faces where required.
- We gun in low-modulus sealant and tool it neatly.
Getting ready for the visit
- Move anything stored near the joints
- Tell us about any previous sealing or DIY attempts
- Keep pets and children clear of the area while we work
