Aspenden buildings and the weather

Rainfall in the South East is lower than in much of the UK, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast.

If you live in an older home near Parish Church of St Mary, the joints between older walls, newer extensions and the roofline need a sealant that can move. For site and facilities teams at buildings such as Millfield First and Nursery School, movement joints, cladding joints and gutters on larger buildings need the same care as a house’s.

About our external mastic in Aspenden

External mastic is a job where short cuts show quickly. New sealant over old, joints packed with mortar and beads with no backing all tend to fail early. We take the old material out and do it properly. We work on render & cladding joints, concrete & block and brickwork movement joints, and the jobs we see most are weathered mastic that no longer stretches and joints pointed up with cement by mistake.

Outside joints can only be sealed when they’re dry, so work in Aspenden is booked around the forecast. Tell us about access to all sides of the building, including outbuildings and garages.

The work is guaranteed for twelve months. If something isn’t right with it in that time, tell us and we will put it right.

What sealant work cannot fix

Sealant isn’t the answer to every problem, and we will tell you before we start. Sealant won’t put right:

  • Walls that need new movement joints cut into them
  • Cracked brickwork or render that needs a builder or plasterer
  • Render that’s blown, hollow or coming away

If in doubt, ring 0345 464 0079 or send us an email and we’ll say what we think.

What we seal

  • Joints between brick and frames
  • Copings & trims
  • Concrete & block
  • Brickwork movement joints
  • Render & cladding joints
  • Façade panels

Different surfaces, different methods

Render joints

Rendered walls have joints at beads, openings and changes of material. We reseal them with a flexible exterior sealant that suits the render colour.

Copings and trims

Coping joints that leak let water straight down into the wall. Sealing them early saves the wall below.

How to look after the new joints

Once the sealant has cured, a few habits help it last:

  • Keep high-pressure jets off the joints
  • Fix overflowing gutters above sealed joints
  • Check external joints each spring
  • Keep movement joints as flexible joints, not mortar

Avoid pressure-washing straight into the joints. High-pressure water can lift the edges and let water in behind.

Act while the splits are small. At that stage it’s a simple cut out and reseal with no damage behind it to deal with.

DIY sealant or a professional job?

Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and does not move well, and the joint depth matters as much as the finish.

The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.

How the visit works

On the day, we start by going over the job with you, so you know exactly what we are doing. Surfaces next to the work are protected before any work begins. Most jobs take anything from a few hours to several days, depending on the building. In a small place like Aspenden, access is usually the main thing to plan. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. We start by walking round the building and agreeing the joints and the access.
  2. Every bit of old sealant and any mortar or debris is cut out.
  3. The faces are brushed clean and primed where the product requires it.
  4. Backing rod sized to the joint goes in to set the depth.
  5. We apply the sealant, tool it and check the whole run.

Preparing for the visit

  • Mention any sign-in or site rules at work premises
  • Clear the area around the work
  • Let us know if you’ve seen damp or leaks

What affects the cost of external mastic

Your quote is based on your job. We take into account:

  • Which sealant suits the joint
  • The old material and how stubborn it is
  • Access and height
  • The size of the job

A few things move the cost up or down: the old material and how easily it comes out, any mould to treat, and whether we need extra access for height. Your quote takes all of that into account.

What we need to know

When you contact us, these details help:

  • Photos by email, if that is easy
  • Any access issues, like height or stairs
  • If it’s domestic, commercial or a hotel
  • Roughly how big the job is

What happens if it’s left?

Pointing a movement joint with mortar might seem a neat fix, but it stops the joint moving. The wall then cracks somewhere else. The correct repair is a flexible sealant with the right backing. Older cottages and farmhouses around Aspenden can have timber floors and frames, and water through a failed joint can rot timber if it’s left.

Commercial jobs are quoted on the same basis as homes: the amount of work, how we reach it and what it needs, plus any working-time requirements on site. Call for a quick quote and we will explain what it covers.

FAQs for Aspenden

Can you do external mastic in Aspenden?

Yes. We work across London and the South East, and Aspenden is part of that. You can call 0345 464 0079 or email us and let us know what needs doing, and we will give you a clear price.

Is external mastic in Aspenden guaranteed?

All our work, in Aspenden and everywhere else, comes with a 12-month guarantee. We’re fully insured, and an ARBOMaster approved applicator.

Can you seal joints between two different materials?

Yes. Materials like render, brick, metal and uPVC all move differently, so the joint between them must be flexible. We choose one that suits both surfaces.

I’m a tenant. Can you help?

Of course. Ask your landlord first, and we can send them the quote if that helps.

How long should I leave it?

Most sealants are touch-dry well before they’re fully cured. We’ll tell you how long to leave the joint.

What do you put in the joint?

Each joint gets the product that suits it. Where it moves, gets wet or faces the weather makes a difference, and we’ll tell you what we are using.

Can landlords and businesses book you?

Yes, regularly. Several properties can go on one quote, and between tenancies is a good time for the work.

Do you do commercial work?

Yes. We have worked for hotels, offices and other businesses and we are fully insured.
