What we’re called out for in Portsoy
Internal washrooms and en suites without a window rely entirely on extraction, and where extraction is poor, damp hangs around. Mould then takes hold in the silicone.
These are the problems we’re asked about most:
- Mouldy bathrooms flagged at a tenancy check
- Split sealant where wet room floors meet walls
- Sealant failing again soon after quick repairs
- Washroom sealant that looks dirty however often it’s cleaned
Around Portsoy, as everywhere, commercial sealant is only as good as the preparation behind it.
Questions to ask before you book

Aftercare tips
To keep the joints looking good and working properly:
- Add sealant to your planned maintenance checks
- Tell cleaning staff when each room can be used
- Don’t leave a failed joint until the next refurbishment
- Use mild cleaners on sealant, not bleach or abrasives
Daily cleaning with harsh chemicals shortens the life of any sealant. Ask cleaners to use mild products and soft cloths on the sealant, with stronger products kept off the bead.
A room that can’t be let or used is lost income. Small sealant faults caught early can be fixed between bookings or tenancies, instead of turning into a leak that closes the room.

Portsoy questions
Is there a guarantee on commercial sealant in Portsoy?
Every job comes with our 12-month guarantee, wherever it is. We’re fully insured, and an ARBOMaster approved applicator.
Do you cover Portsoy for commercial sealant?
Yes. Our work covers the whole of Scotland, and Portsoy is part of that. Just send an email to info@mrmastic.co.uk with a few details of the job, and we’ll give you a clear quote.
How long do rooms need to be out of use?
Around 24 hours is typical for sanitary silicone. We tell your team the cure time for every area.
How long does commercial sealant take?
That depends on how much there is to do, but as a guide it takes anything from a few hours to several days, depending on the number of rooms. We’ll tell you when we quote.
What does commercial sealant cost?
It depends on the job, so we quote each one individually. To get one, email us at info@mrmastic.co.uk with a short description of the job.
Do you take out the old sealant first?
Yes. Sealing over the old bead is the commonest cause of early failure, and it’s something we never do.
Can you send RAMS and insurance details for our site?
Tell us what your site asks contractors for. We’ll confirm what we can provide alongside the quote.
Are you an approved applicator?
Yes. We’re ARBOMaster approved, the scheme for applicators of Arbo sealants.
What affects the cost of commercial sealant
You’ll get a clear quote before any work starts. It takes into account:
- Whether old sealant or filler has to be cut out
- The number and length of the joints
- How many areas need sealing
- Which sealant suits the joint
No two jobs are quite the same, so each one gets its own quote. Size, access and the product the joint needs all make a difference, and we will explain the quote if you ask.
What to tell us for a quote
There’s no need for technical detail. Just tell us:
- Where the job is, and your postcode
- What’s wrong with the joints now
- Pictures of the joints, sent by email
- Any previous sealing or DIY work
Asking for a quote is easy: let us know the job and the location. Photos by email help us understand the job, and we’ll come back to you with a quote.
Why it’s worth doing now in Portsoy
In a building with rooms above rooms, a failed shower seal can soon show on a ceiling below. That means a second room out of use and a repair to pay for. Resealing first is the smaller job. Out of town in Scotland, exposed walls take a lot of weather, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.
Combining jobs into one visit is normally more efficient than separate visits. You’ll get one clear quote for the whole job.

How the visit works
Good joint work is mostly preparation, and we don’t rush it. Joints are cleaned back and dried before anything new goes in. All told, the work takes a few hours for a single washroom, longer for a whole building. Somewhere like Portsoy may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.
- We walk the site with you and agree the rooms, the order and the hours.
- Room by room, we protect the area and remove all the old sealant.
- We clean the joints, treat any mould and let them dry.
- Anti-fungal sanitary silicone goes into wet areas, with suitable sealants elsewhere.
- Each room is checked and handed back with its cure time.
Preparing for the visit
- On commercial sites, let us know about site rules
- Where the joints are inside, avoid wetting them before we arrive
- Mention any tricky access

Related advice
When it is not the sealant
New sealant cannot fix everything, and we will tell you before any work starts. Sealant won’t put right:
- Leaking pipework, valves or wastes (a plumber’s job)
- Tiles coming off the wall
- Poor ventilation that keeps bringing mould back
If you are not sure, just email us at info@mrmastic.co.uk and we’ll give you a straight answer before you book.

DIY versus a professional finish
Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.
Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and the joint depth matters as much as the finish.
