Commercial sealant near North Leigh

Commercial sealant for homes and businesses in North Leigh

In showers and washrooms we use anti-fungal sanitary silicone, with a food-safe sealant by kitchen sinks where needed. We use sealants from Arbo and Everbuild, applied by ARBOMaster approved applicators. If you’re dealing with whole floors of tired en suites and water marks on ceilings under bathrooms, we can put it right.

In a village or hamlet like North Leigh, commercial work is more likely to be a pub, a farm shop, holiday lets or a village hall than an office block. They all have washrooms, kitchens and service openings that need the right sealant.

A one-year guarantee comes as standard.

Should I try it myself first?

A DIY attempt doesn’t rule out a professional job. We remove it and do the joint properly.

What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions, then guaranteed for a year.

North Leigh: your questions answered

Can you help a landlord with a rental near Combe station?

Yes, landlords and agents are among the people we work for, and several properties can go on one quote. Just phone 0345 464 0079 or email us with the address and what needs doing, and we’ll give you a clear price.

Do you cover North Leigh for commercial sealant?

Yes, North Leigh is within the area we cover. Our work covers London and the South East. You can call 0345 464 0079 or email us and tell us what needs doing, and we will give you a clear price.

What do you need from me for a quote?

Let us know what needs doing and where, with photos by email if possible. We’ll ask anything else we need to know.

Can you work around guests in a hotel?

Yes, in most cases. We agree a batch of rooms for each visit.

Is it OK to seal over old sealant?

No, because it fails. We remove every bit of old sealant first, so the new sealant bonds properly.

Does someone need to be in?

That depends on where the joints are. For work indoors, someone needs to let us in.

Can you start early or work out of hours?

Early starts and out-of-hours work can be arranged. Tell us what you need when you ask for a quote.

Will it make a mess?

No. The area is protected while we work and cleaned up afterwards.

The process

Most of a good job is in the preparation, so that’s where we spend the time. Joints are cleaned back and dried before anything new goes in. In total, it generally takes a few hours for a single washroom, longer for a whole building. For a village or hamlet like North Leigh, the journey is planned in advance: tell us about narrow lanes, gates, long drives and where we can park. We bring what the job needs, so it can be finished in one trip where possible.

  1. The first visit is a look round the site to agree the scope.
  2. Working hours are agreed, including early starts or out-of-hours work where it can be arranged.
  3. Areas are protected and the failed sealant removed.
  4. Joints are dried, then resealed and tooled neatly.
  5. We let your team know the cure time for every area.

Why deal with it now?

Before an inspection, audit or busy season, sealant is easy to overlook. Booking it in good time leaves room for the cure time before the visit, without a last-minute rush. Older cottages and farmhouses around North Leigh can have timber floors and frames, where water from a failed joint can cause rot if it’s left.

We do not show prices on the website, because the cost depends so much on the job itself. Call for a quick quote and we’ll talk you through it.

How to look after the new joints

So the new joints stay in good condition:

  • Use mild cleaners on sealant, not bleach or abrasives
  • Keep a record of which rooms were resealed and when
  • Add sealant to your planned maintenance checks
  • Put a squeegee in each shower

Each room is handed back with its cure time, usually around 24 hours. Pass it on to housekeeping or cleaners so the new sealant isn’t wetted or scrubbed too soon.

Planned resealing is easier to manage than emergency repairs. Rooms can be scheduled around occupancy and staff, rather than closed at short notice.

When to call us in North Leigh

Heavy use means more movement: different weights, constant use and daily cleaning all work at the joint. If a tray flexes, the sealant around it splits.

Any of these means the joints need attention:

  • Too many rooms to reseal without closing the building
  • Mouldy washroom sealant that staff and guests notice
  • Sealant failing again soon after quick repairs
  • Split sealant around staff kitchen worktops and sinks

If you look after a church, hall or community building such as St Mary's Church, its kitchen and washroom sealant needs looking after like anywhere else.

Choosing a sealant specialist

What sealant work cannot fix

New sealant cannot fix everything, and we’d rather say so up front. It will not solve:

  • A broken extractor fan behind the mould problem
  • Tiles coming off the wall
  • Water coming from plumbing rather than sealant

If you are not sure, just ring 0345 464 0079 or send us an email and we’ll give you a straight answer.
