Commercial sealant for Grain homes and businesses

Why act early in Grain

In a building with rooms above rooms, a failed shower seal can soon show on a ceiling below. Then two rooms are out of action, not one. A reseal now avoids that. Around Grain, older homes often have timber in their floors and frames, and water through a failed joint can rot timber if it’s left.

We do not show prices on the website, because each job is priced on what it involves. Call for a quick quote.

How we handle commercial sealant in Grain

With over 20 years in sealant work, we’re a fully insured, ARBOMaster approved team. Tell us what paperwork your site needs, such as RAMS or insurance details, and we’ll confirm what we can supply with the quote. We work on retail & leisure sites, welfare facilities and student & care accommodation, and common reasons people get in touch are failed joints in office kitchens and tea points and whole floors of tired en suites.

For a small place like Grain, the journey and timings are agreed in advance, so it can be fitted around guests, clients or events where possible.

We guarantee the work for a year. If there’s a problem with our work within the year, let us know and we’ll sort it.

How it works

You do not need to clear the whole room or building, only the area right around the joints. We protect the rest, and the work takes as long as the scope needs, from one welfare room to a full building in most cases. Somewhere as small as Grain, access is often the only tricky part. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. We walk the site with you and agree the rooms, the order and the hours.
  2. Room by room, we protect the area and remove all the old sealant.
  3. We clean the joints, treat any mould and let them dry.
  4. We lay the right sealant for each area, with anti-fungal silicone in wet rooms.
  5. We check every room and give its cure time for housekeeping.

Getting ready for the visit

  • On commercial sites, let us know about site rules
  • Tell us about access, such as stairs, a lift or high-level joints
  • Where the joints are inside, avoid wetting them before we arrive

Advice

What we’re called out for in Grain

Plenty of commercial bathrooms have no window at all, so if the fan is weak, steam lingers and the sealant stays damp. That is when black mould sets into the bead.

Common reasons people contact us include:

  • Shower leaks reaching the floor below
  • Sealant failing again soon after quick repairs
  • Washrooms that need sorting before an inspection
  • Washroom sealant that looks dirty however often it’s cleaned

Managing a site like St James Church of England Primary Academy? Then busy washrooms and kitchens can be resealed in phases so they stay open.

What your quote should include

  • Is the old sealant removed completely?
  • Which colour the sealant will be
  • How hidden problems are handled
  • Is VAT in the price?

Workplaces and buildings in Grain

For seaside hotels, guest houses and holiday lets around Grain, busy months put washrooms and kitchens under pressure, so it’s worth checking the sealant before the busiest weeks. Most of the South East has hard water, which leaves limescale on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.

For buildings such as Church of St James, halls and community kitchens see heavy use, and their sealant shows it. Rented homes near Sheerness-On-Sea station change hands often, and several rental properties can be resealed on one programme.

DIY sealant or a professional job?

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it doesn’t work out, we can still put it right.

The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.

What affects the quote in Grain

The quote reflects the job in front of us. We look at:

  • How much old sealant there is and how hard it is to remove
  • The number of rooms or windows
  • The number and length of the joints
  • The product the joint needs

Some things make a job bigger or smaller: the old material and how easily it comes out, whether mould needs treating, and whether we need extra access for height. We take all of that into account in your quote.

Asking for a quote

Before you ask for a quote, have a think about:

  • What the problem is, such as mould, gaps, leaks or cracking
  • How we’d reach the joints
  • The rough size of the job
  • If someone has resealed it before
