How we handle commercial sealant in Carndu

In showers and washrooms we use anti-fungal sanitary silicone, with a food-safe sealant by kitchen sinks where needed. Products include Arbo and Everbuild sealants, chosen to suit each joint. We are often asked to deal with water marks on ceilings under bathrooms and tired sealant in let properties, on hotel bathrooms, rental portfolios and welfare facilities.

For a place like Carndu, the journey and timings are planned in advance, so it can be fitted around bookings or opening times where possible.

There’s a 12-month guarantee on every job, whatever its size.

Leave it or put it right?

Guests and staff judge a building by its bathrooms. Black sealant makes a clean room look dirty, and scrubbing won’t fix it. Replacing it does. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed, plus any working-time requirements on site. Call for a quick quote and we’ll explain what it covers.

Why book with us

  • Anti-fungal sanitary silicone in wet areas
  • An ARBOMaster approved applicator
  • Every job guaranteed for a year
  • White, clear, grey or coloured to suit, where the product allows

Take a look at our cost guide and what customers say.

Can I do it myself?

The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions, and the work is guaranteed for a year.

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

Do you need commercial sealant in Carndu?

Shower trays and baths in busy buildings move more: people of all sizes, daily cleaning and constant loading all work at the joint. A tray that is not fully supported soon tears its seal.

Common reasons people contact us are:

  • Black, stained silicone in guest bathrooms
  • Too many rooms to reseal without closing the building
  • Leaking joints in shower rooms and changing areas
  • Sealant failing again soon after quick repairs

For buildings such as St Duthuc's Roman Catholic Chapel, its kitchen and washroom sealant needs looking after like anywhere else.

10 questions to ask before you book

Carndu questions

Do you cover smaller places like Carndu?

Yes, we do. Our work covers the whole of Scotland, from towns to the smallest places. Longer journeys are simply planned in advance.

Can you help a landlord with a rental near Stromeferry station?

Yes, we work for landlords and letting agents. You can send an email to info@mrmastic.co.uk with the address and a few details, and we’ll give you a fixed price before any work starts.

Do you take on large, multi-room jobs?

Yes. We’ll walk the site, agree the scope and the order, and give you one clear quote.

Can you work around guests in a hotel?

Yes. Rooms are done a few at a time, keeping most rooms available. Each room comes back with its cure time for housekeeping.

Where is Mr Mastic based?

We are a Crawley-based firm, with over 20 years’ experience. Our area covers South East England, London and Scotland.

Does commercial work come with a guarantee?

Yes. We’re fully insured, ARBOMaster approved and give a one-year guarantee on every job.

Is it messy?

Tidy work is part of the job. Nearby surfaces are protected, and the area is left clean when we finish.

Is it OK to seal over old sealant?

No. Fresh sealant doesn’t stick to old sealant, and it traps any mould or water underneath. We remove it all first.

How the visit works

Every visit runs the same way: we check the joints, protect the area around them, do the work and tidy away. It generally takes anything from a few hours to several days, depending on the number of rooms. Somewhere like Carndu may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.

  1. We walk the site with you and agree the rooms, the order and the hours.
  2. Room by room, we protect the area and remove all the old sealant.
  3. Joints are cleaned, treated for mould and dried.
  4. New sealant suited to each area is applied and tooled.
  5. Each room is checked and handed back with its cure time.

How to prepare

  • On commercial sites, let us know about site rules
  • Where the joints are inside, avoid wetting them before we arrive
  • Let us know if you’ve seen damp or leaks

Honest limits

It helps to know what we cannot do:

  • A broken extractor fan behind the mould problem
  • Faulty shower valves and leaking traps
  • Tiles coming off the wall

Not sure which it is? You can email us at info@mrmastic.co.uk and we’ll tell you honestly.

Joints and surfaces we work on

  • Welfare facilities
  • Student & care accommodation
  • Rental portfolios
  • Office washrooms & kitchens
  • Retail & leisure sites
  • Hotel bathrooms

For landlords and businesses

Water getting past a failed joint can damage the building, which is a bigger problem in a rented property. Resealing at the right time is simple maintenance.

We also work for businesses, from offices to washrooms and kitchens. On commercial sites, working times can be discussed when we quote.

Looking after it afterwards

To keep the joints looking good and working properly:

  • Act on lifting sealant before it leaks
  • Report broken fans quickly
  • Leave squeegees in busy showers
  • Plan resealing around quiet periods

Extract fans need to work. Where a room has no window, the fan is what dries it out, and mould comes back faster without it.

Watch for the warning signs: black spots in the silicone, corners lifting, staining on the ceiling below or a musty smell. Any of these means the joints need attention.

Commercial sealant around Carndu

If you run a hotel, guest house or holiday let in a coastal place like Carndu, heavy use in the busy months is hard on washroom and kitchen sealant, and any building work there should leave fire-rated joints made good. Private landlords in Scotland must meet the Repairing Standard, and keeping sealant sound across a portfolio is part of that.

For landlords with property near Stromeferry station, we can quote for one property or a whole portfolio of rentals.
