Bathroom resealing in Watermill, done properly
Mr Mastic has more than 20 years’ experience of sealant work, and our applicators reseal bathrooms and kitchens across Watermill. We are ARBOMaster approved and fully insured, and the work comes with a 12-month guarantee. Common call-outs are for mouldy sealant that has gone black and damp behind the bath or under the tray, across kitchen worktops & upstands, basins & vanity units and shower trays & enclosures.
Somewhere as small as Watermill, homes tend to be cottages, farmhouses or converted buildings, with some newer houses too. Older walls and timber floors can move a little, and cracked grout and split sealant are often the first signs.
You are covered for a year from the day we finish. If anything is not right with it, call 0345 464 0079 or drop us an email.

Different surfaces, different methods
Basins & vanity units
On a basin, neatness shows: so we keep the line tidy and even, finished in a colour that suits the basin.
Sinks & splashbacks
The edge of an inset sink is a common place for water to get under the worktop. Where the sealant around the visible edge has failed, we renew it.
When something else is needed
New sealant cannot fix everything, and we’ll tell you before work begins. It will not solve:
- Movement from a bath with loose feet or no proper support
- Failed grout lines across the wall
- Loose or hollow tiles, or failed tanking behind them
If in doubt, ring 0345 464 0079 or drop us an email and we will say what we think.

The process
Most of a good job is in the preparation, and we do not rush it. Every joint is cleaned and dried before new material goes in. All told, the work takes a morning or an afternoon for most single baths and showers. Somewhere like Watermill needs a little journey planning: let us know about lanes, gates and parking. Everything for the job comes with us, so a second trip is avoided where possible.
- First the area is protected and every bit of old sealant removed, including the film left on the tiles.
- The joint is cleaned, degreased and treated for mould.
- Once it’s dry, any bath is filled so the bead is laid with it at its heaviest.
- A single bead of anti-fungal sanitary silicone is applied and tooled smooth.
- We tidy up and give you the cure time, normally around 24 hours.
How to prepare
- Mention if the joints have been sealed before
- Mention any tricky access
- Clear items away from the joints we are working on

Advice
How to look after the new joints
Good habits help new joints last longer. Our tips:
- Never pick at the silicone with a blade
- Clean with a mild bathroom cleaner and a soft cloth
- Open a window or run the fan so the room dries
- Let new sealant cure fully before it gets wet
Have a look at the joints every few months. Small splits and lifting ends are easy to catch early, so if something does not look right, just call 0345 464 0079 or send us an email.
Worktop joints fail quietly. Water gets behind the upstand and into the edge of a laminate worktop, where it can make the board swell. A reseal in time can save the worktop.
Watermill questions
Is Watermill in your area for bathroom resealing?
Yes, Watermill is within the area we cover. Our work covers London and the South East. Just ring 0345 464 0079 or email us with a few details of the job.
Do you cover smaller places like Watermill?
Yes, smaller places are covered as well as towns. We work across London and the South East. Let us know about access, parking and anything unusual about getting there when you book.
What colours of sealant can you use?
White and clear are the most common choices, and other colours are available to suit tiles, trays and worktops. Let us know your preference when you ask for a quote.
Can new silicone go straight over the old?
No. Fresh silicone cannot stick to the old bead, so it peels away and hides mould and water. All the old sealant comes out first.
When can I use the bath or shower again?
After around 24 hours in most cases. We’ll tell you the cure time for the product we used.
How long will the resealing take?
One bath or shower is around two hours’ work, old sealant removal included. A whole bathroom plus the kitchen may take most of the day.
What sealant do you use?
We choose the sealant for the joint, not the other way round. Where it moves, gets wet or faces the weather makes a difference.
Where is Mr Mastic based?
We’re a Crawley-based firm. We work across South East England, London and Scotland.
Bathroom resealing in Watermill: local notes
Watermill is close to the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, and sealant and grout that work that hard wear out sooner. Most of the South East has hard water, so limescale builds up on sealant, grout and fittings.
If you let a flat or house near Crowhurst station, a reseal between tenants is a quick way to make the bathroom and kitchen look cared for.
Watermill is about 2 miles north of Bexhill-on-Sea, in East Sussex. Our applicators cover bathroom resealing for homes and businesses in Watermill and nearby. How we quote for bathroom resealing
Some jobs are bigger than they look, and some smaller. The main factors:
- Mould in or behind the old joints
- How easy the joints are to reach
- How much old sealant there is and how hard it is to remove
- Any working-time requirements on site
Instead of a standard rate, we price the job in front of us: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.
Asking for a quote
The more you tell us, the more accurate the quote. When you get in contact, it helps to mention:
- If someone has resealed it before
- How we’d reach the joints
- Where the property is
- Photos by email, if that is easy
Want a quote for bathroom resealing? Please call 0345 464 0079 or drop us an email with a few details. You will know what we plan to do, and what it will cost, before any work begins.

What else we do in Watermill
Common problems we fix in Watermill
No sealant lasts indefinitely. Daily water, heat and cleaning products slowly wear it down, so its life depends on how the room is used, cleaned and aired.
Keep an eye out for any of the following:
- Failed sealant on the screen profile
- Leaks into the floor or ceiling below
- Black spots spreading through the bead
- A messy, uneven bead from a previous reseal
If you look after a building such as Bexhill High Academy, its toilets, changing areas and kitchens need their sealant renewed like any other building’s.
What your quote should include
- What the quote includes, VAT included or not
- Whether they’re fully insured
- Whether you can choose the colour
- What preparation is included

Water getting past a failed joint can damage the building, which matters even more when someone else lives there. Resealing at the right time is simple maintenance.
