Questions from Twelve Oaks

Do you work for landlords with property near Robertsbridge station?

Yes. We work for landlords and letting agents as well as homeowners, and several properties can be quoted together. You can phone 0345 464 0079 or drop us an email with the details for a clear quote.

Can you do bathroom resealing in Twelve Oaks?

Yes. We work across London and the South East, and Twelve Oaks is part of that. You can ring 0345 464 0079 or send us an email and let us know what needs doing, and we’ll give you a clear quote.

Can you just seal over the old silicone?

No, never. A bead laid over old silicone soon starts to come away, because silicone doesn’t bond to silicone. We remove the old bead completely before resealing.

Does the resealing come with a guarantee?

Yes, a 12-month guarantee. Good ventilation and gentle cleaning help it last.

Is it worth trying it myself?

You can, for simple jobs. The key is preparation: remove all the old material and work on a clean, dry joint. We can always put it right if it fails.

What colours of sealant can you use?

We can use white, clear or a colour to suit. Where the joint is on show, we match it to the surface.

When can I use the bath or shower again?

The surface skins over fairly quickly, but the bead needs longer to cure right through. Keep water off it for around 24 hours, or as long as we advise for that product.

Does someone need to be in?

We need access to the joints, so we’ll agree that with you when we book. For inside work, that normally means someone being in.

Bathroom resealing in Twelve Oaks

Sealant that is mouldy, cracked or peeling shouldn’t be left until there’s a leak. A photo of the joints helps when you call 0345 464 0079 or send us an email, and you’ll get a clear quote for bathroom resealing in Twelve Oaks. We’re often asked to deal with leaking joints on a shower screen and a messy, uneven bead from a previous reseal, on baths, sinks & splashbacks and shower trays & enclosures.

Around Twelve Oaks, it’s houses and cottages rather than flats. Sealant and grout wear out here just as they do anywhere: everything old comes out before the new sealant or grout goes in.

Big or small, you get the same 12-month guarantee in Twelve Oaks and across East Sussex.

When it is not the sealant

Some problems need a builder, plumber or other trade rather than us:

  • Water coming from the plumbing rather than the joint
  • A tray or bath that’s cracked through
  • Cracked or missing grout between tiles (that’s regrouting)

If you are not sure, just call 0345 464 0079 or drop us an email and we will give you a straight answer before booking.

Joints and surfaces we work on

  • Wet rooms
  • Shower trays & enclosures
  • Sinks & splashbacks
  • Baths
  • Basins & vanity units
  • Kitchen worktops & upstands

How the job changes by surface

Basins & vanity units

The back of a basin gets wet every time someone washes. Corners behind basins are where mould tends to start, and we treat it exactly as we would a bath.

Kitchen worktops & upstands

Upstands and back edges are cut out, cleaned of grease and resealed, because cooking grease stops sealant bonding. Proper degreasing is what helps the new joint last.

Why it’s worth doing now in Twelve Oaks

A quick bead over the top of the old one might look better for a while, but it can’t stick to what’s underneath. Water creeps under it and mould follows, so the next person has twice as much to remove. Older cottages and farmhouses around Twelve Oaks can have timber floors and frames, where water from a failed joint can cause rot if it’s left.

Leaving a failed joint usually makes the job bigger, not smaller. If you’re not sure whether it needs doing, phone 0345 464 0079 or send us an email for an honest opinion and a quote.

Why us?

The process

When we get to you, we compare the joints with what we discussed. If we find something unexpected, we talk it through with you first. Most jobs then take a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen. In a small place like Twelve Oaks, access is normally the main thing to plan. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. We look at every joint first and check for movement or leaks.
  2. The old silicone is cut out completely, along with the film it leaves on the tiles.
  3. The joint is cleaned, degreased and treated for mould.
  4. With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
  5. We tool the bead to a neat finish and give you the cure time, generally around 24 hours.

Preparing for the visit

Do you need bathroom resealing in Twelve Oaks?

Sealant laid on a damp, dusty or greasy joint never bonds properly. Traces of soap, bath oil and old sealant stop it gripping, so a rushed job can start to lift early.

It’s worth asking for a quote if you see:

  • Black mould in the silicone that won’t clean off
  • Sealant that has split, shrunk or peeled away
  • Water escaping at the shower enclosure
  • A reseal done over the top of the old bead

Rented homes near Robertsbridge station change hands often, and fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay.

What your quote should include

  • Who turns up on the day
  • Whether they seal over old material or remove it
  • When the joint can take water or movement
  • How the surfaces are prepared before sealing

Bathroom resealing in Twelve Oaks: local notes

Most of the South East has hard water, so limescale builds up on sealant, grout and fittings.

Homes close to The Parish Church of St Thomas A Becket include some older properties, and walls and floors in older homes can move, and sealant and grout show it first.

How to look after the new joints

No joint lasts for ever, but care makes a real difference. Our tips:

  • Wipe up water along the back of the worktop
  • Keep an eye on the corners, where splits start
  • Move toiletries away from the joint
  • Wait for the cure time we give you

Check the sealant now and then. A small split or a corner lifting is easy to spot, so if something does not look right, just ring 0345 464 0079 or drop us an email.

A failed kitchen joint is easy to miss. Water gets behind the upstand and into the edge of a laminate worktop, and the board underneath can swell. Resealing before that happens protects the worktop.

What affects the cost of bathroom resealing

Jobs vary more than people expect. What affects the quote:

  • The old material and how stubborn it is
  • When we can work, for business premises
  • Whether the work is at height
  • How many areas need sealing

Commercial jobs are quoted on the same basis as homes: the amount of work, how we reach it and what it needs. Ask us for a quote and we will explain what it covers.

What to tell us for a quote

When you call or email, these details help:

  • What the problem is, such as mould, gaps, leaks or cracking
  • Roughly how big the job is
  • The address or postcode of the job
  • How we’d reach the joints

For bathroom resealing in Twelve Oaks, call 0345 464 0079 or email us. Tell us what the problem is and where, and we will agree the price before any work begins.
