Bathroom resealing for Mayfield homes and businesses

Should I try it myself first?

What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is, and the work is guaranteed for a year.

If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

Bathroom resealing in Mayfield, done properly

It is not only bathrooms. Worktop upstands, sink edges and splashback joints all take splashes every day, and water behind a laminate worktop can make it swell. We reseal them with a kitchen-suitable silicone, matched to the worktop where it’s on show. Common call-outs are for damp behind the bath or under the tray and shrunken sealant along the back of a worktop, across shower trays & enclosures, wet rooms and baths.

For a small place like Mayfield, bathroom resealing is planned like any other job: it just means planning the journey and access beforehand. Once we’re there, the bathroom or kitchen gets the same care as anywhere else.

Whatever the size of the job, you get the same 12-month guarantee in Mayfield and across East Sussex.

Why act early in Mayfield

You don’t need a new bathroom because the sealant looks bad. Replacing the joint is usually all it takes, as long as the fittings themselves are sound. If something else is wrong, we’ll tell you. Older cottages and farmhouses around Mayfield can have timber floors and frames, and water through a failed joint can rot timber if it’s left.

Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether we need extra access for height. We take all of that into account in your quote.

How it works

We keep the work tidy and contained to the area we’re working on. Expect the work to take a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen, and we explain the cure time before we leave. In a small place like Mayfield, access is normally the main thing to plan. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. First the area is protected and every bit of old sealant removed, including the film left on the tiles.
  2. Next, the joint is cleaned and any mould is treated.
  3. Once it’s dry, any bath is filled so the bead is laid with it at its heaviest.
  4. New anti-fungal silicone goes on in a colour to suit and is tooled to a clean finish.
  5. We clear away and tell you when it can get wet, normally after around 24 hours.

Advice

Keeping the joints in good condition

Once the sealant has cured, a few habits help it last:

  • Let new sealant cure fully before it gets wet
  • Keep scourers and sharp tools away from the bead
  • Stick to a soft cloth and a mild cleaner
  • Don’t let bottles sit on the bead

Have a look at the joints every few months. Small splits and lifting ends are easy to catch early, so if something does not look right, just phone 0345 464 0079 or send us an email.

Small signs come before a leak: lifting ends, gaps, dark shadows under the bead or a stain downstairs. Any of these means the joint needs attention.

When something else is needed

In fairness, some problems need a different trade:

  • Cracked or missing grout between tiles (that’s regrouting)
  • A cracked shower tray or bath (that needs repair or replacement)
  • Leaks from a shower valve, waste or pipework (a plumber’s job)

Not sure which it is? You can call 0345 464 0079 or drop us an email and we’ll tell you honestly before booking.

Surfaces we seal

  • Shower trays & enclosures
  • Sinks & splashbacks
  • Baths
  • Basins & vanity units
  • Kitchen worktops & upstands
  • Wet rooms

For landlords and businesses

From a single let to a portfolio, the work is the same standard: old sealant fully removed, joints prepared properly and a one-year guarantee.

In hotels, rooms out of use cost money, so we plan the work room by room. We have worked in hotels as well as homes and businesses.

How the job changes by surface

Basins & vanity units

Basin joints are short and close to eye level: so we keep the line tidy and even, finished in a colour that suits the basin.

Shower trays & enclosures

Shower trays are sealed to the wall, and enclosures are sealed to the tray and tiles. Both take water every day, so each is cut out and renewed with anti-fungal sanitary silicone.

Bathroom resealing around Mayfield

Most of the South East has hard water, so limescale builds up on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.

Rented homes near Crowborough station change hands often, and fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay. For an older house near a landmark such as Church of St. Dunstan, older homes can move a little, which is hard on rigid grout and tired sealant. If you look after a building such as Mayfield Church of England Primary School, its toilets, changing areas and kitchens need their sealant renewed like any other building’s.
