Bathroom & kitchen resealing in East Garston Woodlands, West Berkshire
We cover East Garston Woodlands for bath, shower, basin, wet room, worktop and sink resealing. Old sealant removed completely, joints prepared properly and every job guaranteed for a year.
- A messy, uneven bead from a previous reseal
- A bead that has pulled away from the tiles
- Gaps where the bath or tray has moved
Honest limits
We won’t take on work that will not last, so here’s what sealant cannot put right:
- Water getting in through the grout rather than the sealant
- A tray that rocks until it’s re-bedded
- A tray or bath that is cracked through
Not sure which it is? You can phone 0345 464 0079 or email us and we will tell you honestly before booking.

Bathroom resealing for homes and businesses in East Garston Woodlands
Mr Mastic has more than 20 years’ experience of sealant work, and our applicators reseal bathrooms and kitchens across East Garston Woodlands. We’re ARBOMaster approved and fully insured, and every job carries our 12-month guarantee. We are often asked to deal with new sealant laid over old sealant that is now lifting and shrunken sealant along the back of a worktop, across sinks & splashbacks, kitchen worktops & upstands and basins & vanity units.
Around East Garston Woodlands, it’s houses and cottages rather than flats, some with bathrooms tucked into older rooms or extensions. Sealant and grout wear out here just as they do anywhere: everything old comes out before the new sealant or grout goes in.
Each job carries a 12-month guarantee, whatever its size.

Work for landlords, hotels and businesses
A neglected joint can let water reach the structure, which matters even more when someone else lives there. Resealing at the right time is simple maintenance that we can handle for you.
Businesses can book us for washrooms, kitchens, offices and more. On commercial sites, working times can be discussed when we quote.
Bathrooms and kitchens in East Garston Woodlands
Hard water is the norm across most of the South East, so limescale builds up on sealant, grout and fittings.
If you live in an older home near St Mary's Church, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.

What we’re called out for in East Garston Woodlands
A bath shifts a little every time it’s filled and emptied. Acrylic in particular gives slightly under the weight of water and a person, while a poorly supported tray can shift underfoot. Over time the joint tears or pulls away from the tile.
It’s worth asking for a quote if you see:
- A joint torn by a bath that flexes
- Sealant that has split, shrunk or peeled away
- A reseal done over the top of the old bead
- Failed sealant on the screen profile
If you let a flat or house near Hungerford station, fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay.
Questions to ask before you book
- How much experience the applicator has
- Is VAT in the price?
- How the joint is cleaned and prepared
- Is the old sealant removed completely?
Leave it or put it right?
Mould removers can fade the surface of a stained bead, but mould that has grown into the sealant tends to return. Cutting it out and resealing with anti-fungal silicone is the fix that lasts. Around East Garston Woodlands, older homes often have timber in their floors and frames, and water through a failed joint can rot timber if it’s left.
Rather than a set price list, we look at what your job involves: the amount of work, the old material and the access. You’ll know the price before we begin.

How we quote for bathroom resealing
There’s no set price list. What we look at:
- Which sealant suits the joint
- Any mould that needs treating
- The old material and how stubborn it is
- Working hours on commercial sites
Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, any mould to treat, and whether we need extra access for height. We take all of that into account in your quote.
What we need to know
Photos by email are helpful but not essential. Please mention:
- Roughly how big the job is
- Where the property is
- Whether it has been sealed before
- Photos by email, if that is easy

Questions from East Garston Woodlands
Will you come out to East Garston Woodlands?
Yes, smaller places are covered as well as towns. Our work covers London and the South East. Just mention lanes, gates or anything else about the route when you book.
I let a flat near Hungerford station. Can you help?
Yes. We work for landlords and agents as well as householders. You can call 0345 464 0079 or drop us an email with the details for a clear quote.
Can I do it myself?
It depends on the job. High-level, external movement and fire-rated joints are professional jobs.
What sealant do you use?
Products from Arbo and Everbuild, among others, picked for each joint. We explain the product when we quote.
Can new silicone go straight over the old?
No, and it’s one of the main reasons reseals fail. We cut out all of the old sealant, clean the joint and start again.
Where is Mr Mastic based?
We are based in Crawley, and we work across South East England, London and Scotland.
Does someone need to be in?
Access is agreed with you when the job is booked. For inside work, that normally means someone being in.
Will you leave a mess?
Tidy work is part of the job. Nearby surfaces are protected, and the area is left clean when we finish.
How it works
When we arrive, we look over the joints with you first, so you know exactly what we’re doing. Surfaces next to the work are protected before any work begins. The work generally takes a morning or an afternoon for most single baths and showers. Somewhere like East Garston Woodlands needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. Everything for the job comes with us, so a second trip is avoided where possible.
- First, each joint is checked for movement and signs of water.
- Every trace of the old bead is removed, including the thin smear on the tiles.
- The joint is cleaned, degreased and treated for mould.
- With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
- We tool the bead to a neat finish and give you the cure time, generally around 24 hours.
Getting ready for the visit
- Keep children and pets away from the work area
- Tell us if parking is tricky
- Tell us about any water getting in

How to look after the new joints
Once the sealant has cured, a few habits help it last:
- Don’t let bottles sit on the bead
- Open a window or run the fan so the room dries
- Use gentle cleaners on the silicone
- Wipe the sealant dry after showering
Keep water off the new bead until it has cured, following the cure time we give you. Once it’s cured, wiping it down after use keeps it looking new.
Watch for the early signs: lifting ends, gaps, dark shadows under the bead or a stain downstairs. Any of these means the joint needs attention.
