Bathroom & kitchen resealing in Chilson, Oxfordshire
We cover Chilson for bath, shower, basin, wet room, worktop and sink resealing. Old material cut out, joints cleaned and sealed neatly.
- Cracked, shrunken or lifting silicone
- Black mould in the silicone that will not clean off
- Splits where the tray meets the wall
Can I do it myself?
Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.
Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.
How we handle bathroom resealing in Chilson
We fill the bath before sealing it. The weight settles the bath to its lowest point, so the new joint is not pulled apart the first time it’s used. Quick jobs often leave it out, and it makes a real difference. We are often asked to deal with shrunken sealant along the back of a worktop and a messy, uneven bead from a previous reseal, across wet rooms, baths and kitchen worktops & upstands.
Being in a small place like Chilson makes no difference to the job itself: the journey and access are simply agreed in advance. Once we’re there, the bathroom or kitchen gets the same care as anywhere else.
Every job is covered by our 12-month guarantee.

What affects the quote in Chilson
We do not publish a price list. What we look at:
- The number of rooms or windows
- When we can work, for business premises
- The product the joint needs
- The old material and how stubborn it is
Commercial jobs are quoted on the same basis as homes: how much there is to do, how we reach it and what it needs, along with when we can work on site. Ask us for a quote and we’ll go through it with you.
What we need to know
There’s no need for technical detail. Just tell us:
- Access, such as stairs, a lift or height
- Pictures of the joints, sent by email
- Where the property is
- The rough size of the job
For a quote, phone 0345 464 0079 or drop us an email and tell us where the job is and what the problem looks like. You will have a clear quote before we start.
Bathrooms and kitchens in Chilson
Most of the South East has hard water, so limescale builds up on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.
Rented homes near Ascott-Under-Wychwood station change hands often, and mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets. For an older house near a landmark such as Church of All Saints, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.
Chilson is about 6 miles north of Witney, in Oxfordshire. Jobs in Chilson get the same care as everywhere else we work: old sealant removed completely, careful preparation and a one-year guarantee. Landlord and commercial work in Chilson
From a single let to a portfolio, you get the same standard of work: the old material taken out, careful preparation and a 12-month guarantee.
Mouldy or split sealant often shows up at the end of a tenancy. We can quote for more than one property at once.
What happens if it’s left?
A clean new bead makes a room look cared for, which helps when a home is being let or put on the market. A smeared, uneven DIY bead does the opposite, and it’s harder to put right later. Older cottages and farmhouses around Chilson can have timber floors and frames, and water through a failed joint can rot timber if it’s left.
Leaving a failed joint usually makes the job bigger, not smaller. If you’re not sure whether it needs doing, phone 0345 464 0079 or drop us an email for an honest opinion and a quote.

The process
The work is kept neat and contained to the area we’re working on. Expect the work to take a morning or an afternoon for most single baths and showers. Somewhere like Chilson needs a little journey planning: let us know about lanes, gates and parking. Everything for the job comes with us, so a second trip is avoided where possible.
- We look at every joint first and check for movement or leaks.
- Every trace of the old bead is removed, including the thin smear on the tiles.
- The joint is cleaned, degreased and treated for mould.
- When the joint is dry, and a bath has been filled with water, the new silicone goes on.
- We tool the bead to a neat finish and give you the cure time, normally around 24 hours.
Preparing for the visit
- Move anything stored near the joints
- Tell us about any water getting in
- For business premises, tell us about site rules or sign-in

FAQs for Chilson
Is Chilson within the area you cover?
Yes, Chilson is covered. Our work covers London and the South East, and smaller places are part of that. Longer journeys are simply planned in advance.
I let a flat near Ascott-Under-Wychwood station. Can you help?
Yes, rental work is part of what we do. Just phone 0345 464 0079 or send us an email and tell us about the property, and we’ll give you a clear price.
Do you do commercial work?
Yes. We’ve worked for hotels, offices and other businesses, and we’re fully insured.
How long before the new sealant can get wet?
After around 24 hours in most cases. You will get the exact cure time before we leave.
Where is Mr Mastic based?
We are a Crawley-based firm. We work across South East England, London and Scotland.
Will it make a mess?
Tidy work is part of the job. Nearby surfaces are protected.
What do you put in the joint?
Products from Arbo and Everbuild, among others, chosen to suit the joint. We will tell you what we’re using and why.
My sealant has gone black. Can you sort it?
Yes. We strip the bead, treat the joint and lay new anti-fungal silicone.
Looking after it afterwards
Aftercare is simple, and it makes a real difference:
- Clean with a mild bathroom cleaner and a soft cloth
- Check the joints every few months for splits or lifting
- Squeegee the walls and tray after use
- Open a window or run the fan so the room dries
Keep water off the new bead until it has cured, following the cure time we give you. Once it’s cured, wiping it down after use keeps it looking new.
Small signs come before a leak: a corner lifting, a gap behind the bead, a dark line under the silicone or a damp patch on the ceiling below. Any of these means the joint needs attention.
When something else is needed
New sealant cannot fix everything, and we’ll tell you before we start. It won’t solve:
- A tray that rocks until it’s re-bedded
- Cracks in the tray itself rather than the joint
- Loose or hollow tiles, or failed tanking behind them
If you are not sure, just phone 0345 464 0079 or send us an email and we’ll give you a straight answer.
