Bathroom resealing in Astwood
The secret of a lasting bead is the preparation. The old sealant is removed to the last smear, then the joint is cleaned, degreased and treated for mould. Only once it’s dry does the new bead go on. If you have water getting behind the bath panel and splits where the tray meets the wall, we can help, whatever the surface.
Homes around Astwood are mostly houses and cottages rather than flats, some with bathrooms tucked into older rooms or extensions. Sealant and grout wear out here just as they do anywhere: everything old comes out before the new sealant or grout goes in.
We stand behind the work with a one-year guarantee, so you are not left on your own once the job is done.

What bathroom resealing looks like in Astwood
Most of the South East has hard water, which leaves limescale on sealant, grout and fittings.
Rented homes near Kempston Hardwick station change hands often, and fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay.

How to look after the new joints
Simple care keeps the joints in good condition. Our advice:
- Clean with a mild bathroom cleaner and a soft cloth
- Don’t leave water standing on kitchen joints
- Dry the bead with a towel now and then
- Run the extractor fan during and after every shower
Have a look at the joints every few months. A small split or a corner lifting is easy to spot, so if something doesn’t look right, just ring 0345 464 0079 or drop us an email.
A split bead lets water through every time the bath or shower is used. Over time that water reaches floors, walls and ceilings. Early resealing closes the gap before damage is done.
Work for landlords, hotels and businesses
We also work for property managers and facilities teams in Astwood and across Milton Keynes. We can quote a run of properties together, and we’re fully insured.
Letting agents often deal with us directly. Tell us the address, the job and how access works and we will give you a quote.
What sealant work cannot fix
New sealant cannot fix everything, and we’ll tell you before work begins. Sealant will not put right:
- Damage behind the tiles that needs a tiler
- Movement from a bath with loose feet or no proper support
- A tray or bath that’s cracked through
If you are not sure, just ring 0345 464 0079 or email us and we will give you a straight answer before you book.

DIY sealant or a professional job?
Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.
The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.
What affects the cost of bathroom resealing
Jobs vary more than people expect. What affects the quote:
- The amount of work
- The type of sealant required
- When we can work, for business premises
- Access and height
Instead of a standard rate, we price the job in front of us: the amount of work, the old material and the access. You’ll know the price before we begin.
What we need to know
Photos by email are helpful but not essential. Try to tell us:
- Any previous sealing or DIY work
- How we’d reach the joints
- What the problem is, such as mould, gaps, leaks or cracking
- Photos by email, if that is easy
It all starts with a short chat. Describe the problem, the location and the size of the job, and we’ll explain how we’d tackle it. When it suits you, phone 0345 464 0079 or email us.
Common questions in Astwood
Will you come out to Astwood?
Yes, smaller places are covered as well as towns. Our work covers London and the South East. Let us know about access, parking and anything unusual about getting there when you book.
Do you work for landlords with property near Kempston Hardwick station?
Yes, rental work is part of what we do. Just phone 0345 464 0079 or send us an email and tell us about the property, and we will give you a clear price.
Does the resealing come with a guarantee?
Yes. We give a 12-month guarantee on every job, and we’re fully insured.
Is it OK to put new sealant on top of the old bead?
No. Sealing over the top looks fine for a few weeks, then lifts, because silicone doesn’t bond to silicone. Every trace of the old bead is removed first.
What colours of sealant can you use?
There’s a choice: white, clear and colours to suit tiles and worktops. We will talk it through when we quote.
What information do you need?
The location, the problem and the rough size of the job. If you can, email a few photos.
Which products do you use?
The product depends on the job: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. Brands we use include Arbo and Everbuild.
What does bathroom resealing cost?
It depends on the job, so we quote each one individually. For a quick quote, call 0345 464 0079 or drop us an email with a short description of the job.
What happens on the day
Most of a good job is in the preparation, and we do not rush it. Every joint is cleaned and dried before new material goes in. All told, the work takes two to three hours for a typical bath, depending on how much old sealant there is. Somewhere as small as Astwood, access is often the only tricky part. If the job is outside, mention outbuildings, exposed walls and how to reach them.
- First the area is protected and every bit of old sealant removed, including the film left on the tiles.
- Next, the joint is cleaned and any mould is treated.
- We let it dry fully and fill the bath with water before sealing.
- New anti-fungal silicone goes on in a colour to suit and is tooled to a clean finish.
- We tidy up and give you the cure time, generally around 24 hours.
Getting ready for the visit
- Plan for the work area to be out of bounds to pets and children
- Tell us about any water getting in
- Try not to wet indoor joints just before the visit

When to call us in Astwood
Older sealant shrinks and hardens. In kitchens it often shrinks away from the back edge, leaving a thin gap where water and food collect. Heat from the hob and strong sprays speed it along.
Most people get in touch when they notice one of these:
- Leaking joints on a shower screen
- Sealant that has split, shrunk or peeled away
- A joint torn by a bath that flexes
- A reseal done over the top of the old bead
If you live in an older home near Church of St Peter, timber floors under older bathrooms flex, so joints need a sealant that moves with them.
Questions to ask before you book
- Is the old sealant removed completely?
- How much experience the applicator has
- Whether VAT is included
- What happens if they find a problem under the old sealant
