Crawley is a New Town — built in 14 distinct neighbourhoods from the late 1940s right through to Forge Wood which started in 2015. Each neighbourhood was built in a different decade, which means each one has its own specific property types and its own sealant challenges. The 1950s terraces in Three Bridges and West Green are completely different to the 1980s semis in Maidenbower or the new builds in Forge Wood. I know what each one needs.

Bathroom Reseal — Crossways, Three Bridges
Crossways is one of Three Bridges' main residential roads — classic 1950s New Town terraces built when Crawley was just getting going. These are solid houses but they're 70-odd years old now and the bathrooms have been updated a few times over. Customer called about black mould around the bath that kept coming back no matter how much they cleaned it. When I got there it was clear — someone had put new sealant straight over the old failed stuff. Never works. The mould was underneath it from the start.
What I did: Took both layers out properly. On these older terraces the enamel baths need careful treatment — you can't just go at them with a blade. Cleaned everything back, dried it out thoroughly, then applied Everbuild C3 anti-fungal white silicone all the way round the bath and panel. Neat finish, tooled off clean.

New Build Shower Reseal — Forge Wood, Crawley
Forge Wood is Crawley's newest neighbourhood — been going since about 2015 and it's still being built out. Good quality housing but the sealant work at handover is inconsistent. This customer had been in their house about 16 months and the shower tray seal was already lifting away and letting water under the tray. When I had a look the developer had applied sealant over a gritty, unprimed surface. It never had a chance.
What I did: Took the whole lot out — shower tray perimeter and all the enclosure joins. Primed the surfaces properly. Applied Geocel 2300 sanitary silicone all the way round. That's the product I use on shower trays — flexible enough to handle the slight movement you always get, watertight, and it doesn't crack.

Kitchen Reseal — Harper Drive, Maidenbower
Maidenbower is Crawley's biggest neighbourhood — mainly built in the late 1980s and early 90s, detached and semi-detached family homes. Harper Drive is a typical Maidenbower road. Customer noticed water getting behind the kitchen worktop and into the cabinet below. The sealant was about 30 years old — original to the kitchen — and had completely shrunk away from the wall. It happens. Kitchens from that era need resealing eventually.
What I did: Stripped all the old sealant out from the worktop-to-wall join, the upstand behind the hob, and around the sink. The worktop was a light oak effect so I colour-matched Soudal SF silicone to a cream/off-white that sat well against it. Food-safe product around the sink. All tooled off neat. Water problem sorted.

Commercial Reseal — Manor Royal Business District, Crawley
Manor Royal is one of the biggest business parks in the south east — right on my doorstep in Northgate. An office building needed their staff welfare facilities resealed before a health and safety audit. Two staff shower rooms, kitchen area, and accessible wet room. All needed doing in one visit, out of hours, so there was no disruption to staff during the working week.
What I did: Early morning start on a Friday. Staff shower rooms and kitchen resealed using anti-bacterial silicone throughout. The accessible wet room got extra attention — the previous sealant had been applied over a non-slip surface which is a common cause of early failure. I prepped it properly and used a specialist flexible product suitable for that application. All done before the first staff arrived.

I've been based in Crawley for over 20 years. Unit 1 Gatwick Road, Northgate — that's where I work from. Crawley is the town I know best because it's where I do most of my work.
What makes Crawley interesting is the neighbourhood structure. Each one was built in a different era — Three Bridges and West Green in the early 1950s, Gossops Green and Ifield through the 50s and 60s, Broadfield and Bewbush in the 70s, Maidenbower from 1988, and Forge Wood from 2015. The sealant challenges are different in each one. Older New Town properties have solid walls, older bathroom fittings, and window frames that have been replaced multiple times. Newer properties like Maidenbower and Forge Wood have modern fittings but often poor initial sealant work.
After 20 years here I know exactly what each neighbourhood throws up. That's the difference between me and someone driving down from outside the area.

What I See Across Crawley's Neighbourhoods
1950s New Town terraces — Three Bridges, West Green, Northgate
The earliest neighbourhoods were built from 1949 and the bathrooms have been through several rounds of updating. These houses often still have the original cast iron or early acrylic baths. Old sealant that's been reapplied over old sealant multiple times — it's the most common issue I find here. I strip it all back and start clean.
1970s housing — Bewbush, Broadfield, Gossops Green
Bewbush and Broadfield are the big 1970s council-built neighbourhoods — Curteys Walk, Collins Road, the large estates. Lots of these properties have had bathroom conversions and shower installations over the years, often not sealed properly first time round. Window frame sealant failure is also very common in this era of property.
Maidenbower — 1980s-90s private builds
Maidenbower is Crawley's biggest neighbourhood and was all private development from 1988. Harper Drive, Cranmer Walk, Fenchurch Road. The houses are good but the original kitchen and bathroom sealant from the early 90s has reached the end of its life. I do a lot of full kitchen and bathroom reseals in Maidenbower.
Forge Wood — new build snagging
Forge Wood started in 2015 and is still being built. It's Crawley's newest neighbourhood. I get regular calls from people who've moved in recently and the shower seal or bathroom sealant has already failed. Builder sealant applied to unprimed or dusty surfaces is the culprit almost every time. I do it properly.
