Burdock Road is part of the Furzefield development — Horsham's big new-build site on the north side of town. Good houses, but the sealant work on handover is often rushed. This customer had been in about 14 months and the shower tray seal had already pulled away. It's almost always the same story — applied too thin, wrong product, or gone straight over a dust-covered surface. I see this constantly on Horsham new builds.

What I did: Stripped the lot back to bare tray and tiles. Primed properly. Applied Geocel 2300 sanitary silicone around the full tray perimeter and all the enclosure joins. That's the product I trust for shower trays — it stays flexible and doesn't crack.

Customer noticed the worktop sealant had shrunk back from the wall and there was water getting behind. Kitchen was probably 15 years old and the original sealant had just done its time. Classic — shrinks, gaps, water gets in, cabinets start to go. Better to catch it early.

What I did: Stripped all the old sealant from the worktop-to-wall join, the upstand and around the sink. Used Soudal SF silicone colour-matched to the kitchen — they had a light grey worktop so we matched it. Food-safe product right around the sink. All tooled neat. Done in a morning.

Furzefield and Highwood — new build snagging

Horsham has grown a lot. Burdock Road, Mowbray Village, Highwood Village — big new developments on the edge of town. The houses are good but the sealant is often rushed on handover. Roffey and Broadbridge Heath — post-war housing
